When is water authority approval needed?
We are experienced at getting water authority approval for any planned conservatory or extension that you are building.
Your customers will need a build-over agreement if they are planning any building within 3 metres of a public sewer. This also applies if they are planning to build over a public sewer.
This is because local water authorities have a statutory right of access to public sewers. Therefore, it is essential that you get consent from the relevant water authority before starting any building work.
This is known as a build-over agreement and permits you to build over the sewer. You must, however, agree to prevent damage to the sewer. It is important to bear in mind that the additional weight of a building may cause the sewer to collapse and could do structural damage to the property.
Could the need for a build over agreement be avoided?
There are ways to avoid the need for a build-over agreement. Alternative options include:
- Modifying your plans to avoid the sewer.
- Diverting the sewer.
However, if it can’t be avoided, then you should make an application to the water authority. It is important to bear in mind that each water company will have various systems in place, and the costs vary too.
