Why are building regulations important?
As you are aware, building regulations are an essential part of your business. They are the minimum standards laid out for the design, construction, and alterations to the majority of buildings in the UK.
We follow The Building Regulations 2010, which apply to the construction of extensions to properties. These are covered by approved documents that contain in-depth guidance on how to comply with these regulations.
What are the key elements of building regulations?
- Structure – extensions have to be structurally safe, including all walls, roofs, and floors.
- Fire safety – there must be accessible escape routes, and any materials used must be fire-resistant.
- Site preparation and pollutant/moisture resistance – the site where an extension is to be built should be free from vegetation and topsoil. Additionally, the walls, floors, and roof have to be moisture resistant.
- Toxic substances – the use of toxic substances in construction is highly regulated.
- Sound insulation – you must include adequate sound resistance from other parts of the property and any adjoining buildings.
- Ventilation – ventilation must be installed for the health and comfort of the residents. This includes both mechanical and natural ventilation.
- Drainage and waste disposal – there must be sufficient drainage and waste disposal facilities in the building.
- Fuel and power conservation – this covers insulation, heating, and lighting efficiency.
- Access to and use of buildings – accessibility and usability must be prioritised, including access for disabled people.
- Glazing safety – glazing needs to be safe in terms of impact, opening, and cleaning.
